1. Is Hacienda Pines a 55+ Community?
Yes, Hacienda Pines is a planned residential neighborhood where each home is occupied by at least one (1) person who is fifty-five years of age or older.

2. Can residents under 18 reside in the community?
No. No Lot can be occupied by any person under the age of eighteen. 

3. Are there limitations on the type of homes which can be built in Hacienda Pines?
Yes, there are limits to the type of home. Only one new (i.e. never before occupied) double-wide or triple-wide manufactured home, having at least 1,000 square feet of living area, and a minimum width of twenty-three feet can be erected on each Lot. 

4. Does the Community have a Homeowners Association?
Yes, the Articles of Incorporation established the Hacienda Pines Property Owners Association. The Association is managed by a Board of Directors and a Management Company employed by the Association. 

5. How old is the Community?
Unit One of the Community was established in 1998, The plat map for Unit Two was approved in 2002. The most recent home erected was in 2020. 

6. Are there rentals in the Community?
Yes, homes can be rented, however, any lease or rental agreement must be for a term of six months or more. There are no short-term rentals. All sales and rentals are handled by the property owner and/or their real estate agent. There is no sales/rental office on site. 

7. Can modifications be made to the exterior of a home?
Yes, modifications can be made to the exterior upon receiving approval of the planned changes from the Architectural Committee. The Architectural Committee works with the property owner to accomplish the desired result within the guidelines established by the Committee. 

8. Are there social events held in the Community?
Yes. The Association has a Social Committee composed of community members who provide scheduled social events mostly in the summer months. 

9. Is there a monthly assessment?
Yes, there is a monthly property owners’ assessment. 

10. Are dog runs allowed?
Yes, dog runs are allowed in rear yards with specific size and height restrictions specified in the Architectural Committee Guidelines. 

11. Can I have a fence around my lot?
No, a fence cannot be erected around any lot. A fence is only allowed on a lot line which is also the perimeter of the community. The CC&Rs and the Architectural Committee Guidelines contain the specific restrictions on fencing.
